How We Do It:

We all want to sell our home fast for as much as possible and pay low fees on the sale. This is the goal for everyone. However, selling your home involves cooperation from at least one, but usually two realtors.

Your listing Realtor with Cash Back Real Estate will help you to market your home as effectively as possible. This includes professional photography, professional measurements, home staging tips, full MLS exposure for your listing, professional signage including full colour glossy marketing brochures, and social media marketing of your home. Cash Back Real Estate is a full service brokerage with everything that you’ve come to expect from a professional real estate service.

Prospective home buyers will most times also have a Realtor. It’s important that they use a Realtor to protect their interests and provide guidance in the home buying process. The timely sale of your home requires significant cooperation from the buyer’s Realtor. 

We suggest offering a competitive commission that competitively compensates other agents to show your home to their buyers. The most common commission structure in Alberta is 7% of the first $100,000 of the home’s value plus 3% of the value over $100,000. Half of this commission is usually paid to the listing agent and half to the buyer’s agent (+GST).

For example:

Home value: $400,000

1st $100,000 x 7% = $7,000

Plus

Next $300,000 x 3% = $9,000

$400,000 house sale commission = $16,000 (+GST)

That’s $8,000 for buyers agent and $8,000 for listing agent (+GST).


Do you have to offer the buyer’s agent the full commission too? Not necessarily. The determination of the buyer’s agent’s fee is something that your listing agent will be happy to discuss with you.

Note that in our example above, you would only pay your Cash Back Real Estate Agent $4,000 (+GST) commission, not the $8,000 that would be payable under the traditional listing commission structure.

FAQs:

Q. Does this 1% fee include all aspects of listing my home? Are there any other fees? Service charges? Contract negotiation fees? Open house fees?

A. There are NO OTHER FEES for listing your home with Cash Back Real Estate. Nothing hidden. No surprises. As with all real estate transactions, you will be responsible for paying your legal fees and any associated costs for standard closing documents such as condominium documents, a Real Property Report, any Testing or Inspection services etc.

Q. Do I have to pay Cash Back Real Estate upfront? Other people I’ve called have said I have to pay thousands of dollars right now in order for them to list my house.

A. Absolutely not. We don’t get paid until we successfully sell your house. Our fees (and those of the buyer’s realtor) will come out of the house proceeds. No need to come up with any cash now.

Q. What if my house doesn’t sell? Do I still owe you money?

A. No, you don’t. Cash Back Real Estate only gets paid if your home sells. This is one of the reasons why we don’t accept up front payment. We’re partners with you in selling your home. When you reach your goals, we reach ours.

Q. Will you buy my house if it doesn’t sell? I’ve heard about other places that guarantee they will buy my home if it doesn’t sell.

A. A guaranteed home sale seems very attractive, particularly in a slow housing market. The issue is that guaranteed home purchase offers are generally made for less money than your home may be worth. We would much rather sell your home for the best price than offer you a lower price and buy it ourselves.

Q. What role do I play in marketing my home? Do I have to attend open houses? Should I be there to show the home to potential buyers?

A. Home selling is often emotional. Usually homeowners are attached to their homes and want prospective buyers to appreciate all the homes unique characteristics. Unfortunately, this often makes buyers uncomfortable. Buyers prefer a more anonymous home buying experience where they can freely and openly discuss the property amongst themselves without fear of offending anyone.

The best ways for sellers to assist in marketing their home is to make sure the home is well presented, clean and inviting.
